JOB DEVELOPMENT
Following are a few of the many things that we do as a standard that others do not: Value Engineering/Cost Control/Design Consultation/Accurate Estimating/Site Planning/Knowledge Of Specialty Materials. The end product is beautiful and faithful to the plan.
PROFESSIONAL TEAM
Education—The owners of Integrity Group Texas, as well as many of our supervisors, are Certified Graduate Builders, certified by the National Association of Home Builders' University of Housing.
FOUNDATIONS
Our foundations are structurally engineered. Knowing the regional geology and topography, we engineer your foundation to be sound and last a lifetime.
FRAMING MATERIAL
We hand pick all of our framing materials—all are #2 grade or better. We frame our homes on 16” centers including walls, joists, and rafters, not the 24” centers used by our competitors. Oversized spacing can cause the drywall and rafters to have inconsistencies. We use roof decking which has a foil-backed thermal shield, reducing attic temperatures and lowering utility bills. We install hurricane ties on our homes to tie the rafters and secure joists to the top plates. In high winds, the ties help insure the roof stays tied down to the walls. We use Dow house wrap on our exterior walls as a vapor barrier for water resistance.
FRAMING
Our two in-house framing crew foremen have framed over 300 homes, and they've worked with us for over 15 years. We also have other high-quality framing contractors to make sure that the quality we demand is met by every hand working on your home.
SUB-FLOORS
Sub floors utilize AdvanTech water resistant tongue-and-groove decking—glued and screwed down to the joist to minimize squeaks and movement.
WINDOWS
Energy efficient polyvinyl and wood sash windows are standard, where other builders may use aluminum windows that are prone to leak and cause damage to the home. To prevent ultraviolet light penetration which can result in fading of upholstery, Low E glass is used.
ROOF
Roof GuardS® water barrier is used instead of standard felt for protection of your investment. You can't see it, but it continues protecting your home for long life.
DOORS
Our exterior doors are built with A-grade material, insuring longevity. A custom built sheet metal pan is installed under the threshold of each exterior door to prevent leaks from driven rain. Tempered Low E glass is used in the doors for safety and to prevent ultraviolet light penetration which can result in fading of upholstery and floor covering.
AIR & HEAT
Space specifications are verified before floor joists are installed to make sure there is adequate space to install air ducts to the area needed—without restricting airflow. Energy efficient, high quality Trane, Lennox and American Standard systems are specified—both heat pump and gas systems are defined by mechanical engineers to insure your comfort. Limiting unplanned air leaks improves system efficiency and reduces energy consumption.
QUALITY CONTROL
Integrity superintendents perform a periodic walk-through of your home during construction to check the components of the home—including the framing, electrical, plumbing, and window installations. This assures our management team that the work has been completed properly and materials meet our standards. Additionally, a framing inspector regularly checks the framing to confirm that all of the wall studs are straight, so the drywall isn't installed over imperfections.
INSULATION
As a baseline standard we use a combination of fiberglass batt and blown insulation with R-values exceeding Hill Country efficiency standards. As a high-efficiency alternative, we also use state-of-the-art Demilec spray foam which can dramatically reduce heating and cooling costs.
CORNICE
One of the many advantages of using Alcoa soffit and fascia is that the material comes with a baked-on painted finish in a wide variety of colors. This high-quality perforated material provides a superior ventilation system and can be color coordinated with the gutters, down spout, and garage doors. Alcoa is a high-quality material that requires no maintenance for many years.
DRYWALL
After we install the drywall and prior to application of texture, we prime the sheet rock. This results in a much better paint job on the walls and ceilings. All floors and windows are covered before texture and paint to prevent over spray. A protective film is installed and remains on the windows until near completion, further preventing damage.
TRIMWORK
We utilize our own in-house trim crews. We do this to insure meeting our own quality standards and provide the finest finishes available.
CABINETS
Our cabinets are custom built to complement your home and lifestyle. Skilled cabinet builders utilize state-of-the art equipment and technology to create the finest in custom built cabinets. Custom stain and paint finishes are available. Our cabinets are handled with the greatest care until professionally installed in your new home.
PAINTING
An in-house painting crew and a few preferred contractors paint our homes. We specify Sherwin-Williams' highest professional grade paint products. Sherwin-Williams Elastomeric paint is used as the waterproofing coat on our painted stucco, a finish which can last up to 20 years.
INSPECTION
For your peace of mind and ours, we utilize third-party Construction Inspectors on every job.
CUSTOMER SERVICE
During the construction process, approaching completion, and after your move-in, we are available to you. We will perform 30-day walk through inspections with you 30 days after move-in. We insist on prompt follow up for service. You will be provided with a complete Owner's Service Manual that contains contact information for everyone that provided services to your home: trade contractors, suppliers, and your Integrity Group Team.
